Homes in Palos Verdes, California

When people say “Palos Verdes,” they usually mean the whole Peninsula: the hills that rise between Torrance and San Pedro and drop to the Pacific on three sides. The Peninsula is made up of four cities, Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills Estates, and Rolling Hills, with about 65,000 residents between them. All four share the Palos Verdes Peninsula Unified School District, which is one of the main reasons families move here.

Home prices reflect the setting. Single-family homes across the Peninsula typically sell from about $1.6 million to $5 million, with estates and oceanfront properties higher. Condos and townhomes, found mainly in Rancho Palos Verdes and Rolling Hills Estates, generally run from $800,000 to $1.5 million.

At Choice One Mortgage, Bill Lewis has been helping South Bay buyers and homeowners since 1995. As a mortgage broker with access to dozens of wholesale lenders, we compare programs and pricing for you, whether you are buying your first home, moving up, refinancing, or adding a rental property.

The Palos Verdes Housing Market

The Peninsula has no freeways and little commercial development, which preserves open space, trails, and ocean views. Landmarks include Malaga Cove, Lunada Bay, the Point Vicente Lighthouse, and Terranea Resort. Each city has its own character, from the planned Mediterranean streets of Palos Verdes Estates to the horse properties of Rolling Hills.

Most single-family purchases here need a jumbo loan, although a larger down payment can sometimes bring the loan within the high-balance conforming limit for Los Angeles County, which generally means better pricing. We run both scenarios for every buyer. Current limits are on our county loan limits page.

Some parts of the southern Peninsula, particularly around Portuguese Bend, have ongoing land movement. In affected areas, insurance can be difficult to obtain and some lenders will not lend. If a home you like is in or near one of these areas, call us before you write an offer so you know where you stand.

FAQ

Frequently Asked Questions About Palos Verdes Mortgages

Do I need a jumbo loan to buy in Palos Verdes?

For most single-family homes, yes. Los Angeles County’s high-balance conforming limit covers some condos, townhomes, and purchases with a large down payment. Above that limit, a jumbo loan is required. See our county loan limits page for current figures.

How much do I need for a down payment on a jumbo loan?

Jumbo loans typically require 10% to 20% down, and more at higher loan amounts. On a $2,500,000 home, 20% down is $500,000. Lenders also look for cash reserves after closing.

Which Palos Verdes city is right for me?

It depends on what you want. Palos Verdes Estates has the classic coastal neighborhoods, Rancho Palos Verdes offers the widest range of prices and views, Rolling Hills Estates has equestrian areas and townhomes, and Rolling Hills is fully gated. All four share the same school district.

Does land movement affect getting a mortgage on the Peninsula?

Only in specific areas, mainly around Portuguese Bend. There, lenders and insurers may decline or require geology reports. Most of the Peninsula is unaffected. Call (310) 614-5920 with the address and we will tell you what to expect.

Can I buy a new home before selling my current one?

Yes. A bridge loan or a home equity line on your current home can supply the down payment, so you can make an offer without a sale contingency. We will compare the costs of each approach.
