El Segundo feels like a small town that happens to sit next to Los Angeles International Airport. About 17,000 people live here, most of them west of Pacific Coast Highway in a compact grid of homes around Main Street. The east side of the city is all business, with major employers in aerospace, energy, technology, and professional sports. The city runs its own school district, police department, and fire department, which is a large part of its appeal to families.
That combination keeps demand high and the number of homes for sale low. Single-family homes generally sell from about $1.6 million to well over $3 million, and condos and townhomes from roughly $750,000 to $1.3 million. Many purchases land above the standard conforming loan amount, so the choice between a high-balance conforming loan and a jumbo loan matters here.
At Choice One Mortgage, Bill Lewis has been helping South Bay buyers and homeowners since 1995. As a mortgage broker with access to dozens of wholesale lenders, we compare programs and pricing for you, whether you are buying your first home, moving up, refinancing, or adding a rental property.

El Segundo is bordered by LAX to the north, Manhattan Beach to the south, and Dockweiler Beach to the west, with quick access to the 105 and 405 freeways. The residential area is small, only about one square mile, and much of it was first built with cottages and bungalows from the 1920s through the 1950s. Many of those have since been rebuilt as larger two-story homes, so prices vary widely from one lot to the next.
From a financing point of view, El Segundo sits right on the line between loan types. Los Angeles County is a high-cost county, so loans above the national baseline can still be conforming up to the county’s high-balance limit, and anything above that is a jumbo loan. Because the pricing and down payment rules differ for each, it pays to look at more than one structure before you write an offer. Our county loan limits page shows the current figures.
Many local buyers work in aerospace or technology and are paid partly in bonuses or restricted stock. Lenders do not all treat that income the same way. As a broker, we can place your loan with a lender whose guidelines fit how you are actually paid.
El Segundo Neighborhoods We Serve
Downtown and Main Street
The blocks around Main Street put restaurants, the farmers market, and City Hall within walking distance. Homes here are a mix of original cottages, newer two-story rebuilds, and small condo buildings. Buyers pay a premium for walkability, and many loans in this area fall into the high-balance or jumbo range.
Library Park Area
West of Main Street near Library Park and the high school, this is one of the most requested parts of town for families. Lots are modest and streets are quiet. Expect competition for the homes that do come up, and have a full pre-approval in hand before you shop.
Recreation Park Area
Homes near Recreation Park are close to ball fields, tennis courts, and the city’s community programs. The housing stock ranges from mid-century single-story homes to newer construction. Conventional high-balance and jumbo loans are the most common financing here.
Hilltop Park and the North Side
The north side of the residential area sits a little higher, and some homes have views toward the ocean or the city. Larger rebuilt homes are common, and prices reflect it. Jumbo financing with 10% to 20% down is typical for this part of El Segundo.
East Side Condos and Townhomes
East of Sheldon Street toward Pacific Coast Highway, condo and townhome communities offer the most affordable way into El Segundo and its schools. Many of these purchases fit conforming or high-balance limits, and VA and low-down-payment conventional loans work well when the complex meets lender approval requirements.
Home Loan Programs for El Segundo Buyers
As a mortgage broker, Choice One Mortgage is not limited to a single bank’s products. We search dozens of wholesale lenders to match El Segundo buyers with the right loan program for their situation.
Why El Segundo Buyers Choose a Mortgage Broker
- High-balance and jumbo side by side — We price both options so you can see which gives you the lower payment and the smaller down payment.
- Stock and bonus income — We know which lenders will count restricted stock, bonuses, and commission, and what history they need to see.
- VA loan experience — Los Angeles Air Force Base is in El Segundo. Eligible service members and veterans can buy with no down payment, including above the county limit with full entitlement.
- Condo approvals — We check a condo project against lender requirements early, before you spend money on inspections.
- One point of contact — Bill Lewis has been originating South Bay loans since 1995 and stays with your file from application to closing.
Frequently Asked Questions About El Segundo Mortgages
Do I need a jumbo loan to buy a home in El Segundo?
Often, but not always. Los Angeles County has a high-balance conforming limit well above the national baseline, so a larger down payment can keep your loan conforming. Above that limit you need a jumbo loan. See our county loan limits page for the current figures, or call (310) 614-5920 and we will run both scenarios.
How much do I need for a down payment in El Segundo?
Conventional loans start at 3% to 5% down for conforming loan amounts. High-balance loans usually require at least 5% down, and jumbo loans typically 10% to 20%. VA loans require no down payment for eligible borrowers. On a $1,000,000 condo, 10% down is $100,000.
Can I use a VA loan in El Segundo?
Yes. Veterans and active-duty service members with full entitlement have no VA loan limit, so a VA loan can be used well above the county limit with no down payment, subject to lender approval. Condos must be in a VA-approved project, which we can check for you.
Will a lender count my RSU or bonus income?
Many will, with conditions. Lenders generally want to see a history of receiving the income and evidence that it will continue. Requirements vary from lender to lender, which is where working with a broker helps.
What are closing costs like in El Segundo?
Plan for roughly 2% to 3% of the purchase price, which includes lender fees, title, escrow, and prepaid taxes and insurance. On a $1,800,000 home that is about $36,000 to $54,000. We give you a detailed estimate at the start so there are no surprises.
