How much do I need for a down payment?
It depends on the loan. VA loans allow $0 down, conventional loans start at 3% for eligible first-time buyers, and FHA loans need 3.5%. Plan for closing costs of roughly 2% to 4% of the price as well.
What’s the difference between pre-qualification and pre-approval?
A pre-qualification is a quick estimate based on what you tell us. A pre-approval means we’ve reviewed your credit, income, and assets, so sellers take your offer more seriously.
How long does it take to get pre-approved?
Often the same day once we have your documents. Your pre-approval letter is typically good for about 90 days.
What credit score do I need to buy a home?
Many FHA loans start at 580 and conventional loans at 620. VA guidelines are flexible. A higher score earns a better rate, and we can help you improve your score before you apply.
How long does it take to close on a home?
Many purchases close in 30 days or less, and we can close conventional loans in as little as 15 days.
Are there programs for first-time buyers?
Yes. Along with low-down-payment conventional and FHA loans, California’s CalHFA programs can help eligible buyers with their down payment and closing costs.
Can I buy a home if I’m self-employed?
Absolutely. We offer self-employed mortgages that qualify you with bank statements, 1099s, or assets instead of tax returns.
